The Challenge: Capturing the Foreign Investor in the Right Place

Dedicated exclusively to the premium Cascais area, Settlers Realty is the result of 15 years of expertise in luxury real estate services. As the brand’s strategic communication partners — managing their digital ecosystem (Social Media) and high-end print collateral (Brochures) — GRINGO was challenged to elevate Settlers’ positioning in one of the country’s most exclusive publications: the Goldenbook 22/23 – Lisbon edition.

The goal? To create a double-page advertisement and an editorial piece that communicated the brand’s essence directly to a foreign, high-net-worth target client, staying at the finest hotels in the region.

Our Approach: Selling the Lifestyle Before the Property

Rather than just listing properties or showcasing the agency’s portfolio, our strategy was to sell the “dream.” Knowing this book rests in the suites of the best hotels in Lisbon, Cascais, Sintra, and Mafra, we created an immersive narrative.

We wanted to connect with potential investors during their leisure time, making them fall in love with the ideal of owning a luxury haven in Cascais. The design and copywriting were crafted in perfect harmony with the rest of the brand’s communication that we already manage, ensuring a seamless transition from print to digital.

The Result: Authority and Editorial Trust

The high-impact advertisement dominates the first double-page spread of the book, taking full advantage of the publication’s most premium and sought-after real estate. Immediately following, the editorial article deepens Settlers Realty’s promise, establishing the absolute trust and discretion that luxury investors demand before making a call.
